Unable to start Appium Server

Guys

I am having issue to start Appium server. A few days ago, I was able to start it with the current settings, all of the sudden, I am getting the below error: I tried to google it and I have seen some advise to change the settings or pointing to the app. My question is if it worked yesterday with the current settings, why is not working now? Can anyone please advise to resolve this issue and get back to normal?

Thanks, in advance!
